Griffin Capital Completes Construction on Multifamily Community in Denver’s RiNo Neighborhood

Private real estate investment manager Griffin Capital Company LLC has completed construction of The Riv, a nine-story, 196-unit apartment community in the vibrant River North, or RiNo submarket of Denver.

Formerly an industrial area, according to Griffin Capital, the RiNo district has been transformed into a dynamic cultural hub filled with bars, art galleries, restaurants, boutique retail and creative office spaces, making it a highly sought-after work-live-play destination.

Griffin Capital is an active sponsor of qualified opportunity zone funds and other private placement offerings. In September 2024, it completed construction on opportunity zone communities in Austin, Texas, and Nashville.

The podium-style community is strategically situated with walkable access to an RTD rail station stop, providing seamless connectivity to major employment centers, including downtown Denver, the Denver Tech Center, and Denver International Airport. It is anticipated, according to Griffin, that The Riv residents can easily explore over 150 nearby restaurants and bars, as well as take advantage of scooter, bike, and light rail options for convenient city commuting.

“We are excited to bring The Riv to life in Denver’s thriving RiNo neighborhood. This community represents our continued commitment to providing high-quality living spaces in rapidly growing urban environments,” said Paul De Martini, chief investment officer at Griffin Capital.

“Denver’s highly educated workforce and the significant growth in key employment sectors such as information, professional services, and finance over the last four years have created strong demand for well-located, high-quality housing options like The Riv,” concluded De Martini.

Last week, Griffin Capital published a self-prepared economic impact analysis report sharing insights on the estimated contributions to local economies resulting from the development and operations of multifamily communities within their qualified opportunity funds.
